Diamond church director charged with felony child molestation, statutory sodomy claims "the devil uses me"

The Newton County Prosecuting Attorney has filed two felony counts of child molestation and two felony counts of statutory sodomy against Larry Edens, 50, Granby, a member of the board of directors of the Oil of Joy Ministries in Diamond and the husband of the church's pastor.

(Update: Bond reduced for Oil of Joy Ministry director, mobile home park manager on child molestation, statutory sodomy charges)

The charges were filed following a Highway Patrol investigation.

Bond has been set at $100,000 for Edens, but Newton County online records do not show that he has been arrested.

The crimes took place in 1996 and 1998, according to court records, but the probable cause statement, written by Highway Patrol Trooper Travis Hitchcock, indicates a pattern of sexual abuse that lasted years, beginning when the child was eight or nine years old and Edens was living in Stark City, where Edens began showing the girl pornography on his computer and began touching her, which as described in the statement, included digital penetration and rubbing himself against her until he was finished.









The child revealed the abuse to Edens' wife, according to the probable cause statement, but the woman did not believe her and she was sent to live with a relative.

By the time the child returned to the home, Edens was living in Washburn and the abuse began again, according to the probable cause statement, including an attempt to perform an oral sex act with her.

A large segment of the statement is devoted to information taken from six videos the alleged victim secretly recorded of conversations she had with Edens between September 13 and September 25, 2018:

The first two videos appear to have been taken on September 13, 2018 and showed Larry Eden offering to "scrub a dub" (her). According to (her) it was an offer to give her a bath.

In the first of the two videoes, Larry Edens is shown winking at (her)after giving the offer.

The third video that appeared to have have been taken on September 14, 2018, Larry Edens said something indiscernible that prompted (her) to ask him to stop.

The fourth video appeared to have been taken on September 15, 2018, and although some of what Larry Edens stated was indiscernible and the recording device was apparently in a pocket because only audio was captured, he made the following statements:

"I think (you are) sexy, shake your hips." In addition, he was experiencing physical difficulties becaue he was not "pumping enough" and asked (her) if she would help him with that issue. Most of his comments were indiscernible in this section of the conversation, but (her) reaction was negative, asking him to stop what he was saying.

Immediately after this engagement, Larry Edens conversed an extended amount of time about his grandpa's sexual appetite and stated that is where he got it.

Right after the conversation, Larry Edens asked (her) what color panties she was wearing and if she shaved.

The fifth video appeared to have been recorded on September 16, 2018. This recording showed a video of (her) and Larry Edens in a vehicle together driving. Larry Edens was driving and (she) was seated in the passenger seat next to him. During the video, Larry Edens appeared to touch (her) leg repeatedly while (she) is asking him to stop touching her leg.









Larry Edens responds that her leg if soft. (She) appeared to be wearing a garment that left her legs exposed. (She) then asked Larry Edens why he always picked on her and he responded because she was beautiful, then follows by stating she looked extremely hot that day.

The sixth video appeared to have been recorded on September 25, 2018. This video started recording in a vehicle as well with Larry Edens driving and (she was (in the passenger seat. The two of them then walk into a residence. While in the residence, (she) engaged Larry Edens in a conversation surrounding a family issue between she, Larry Edens and (his wife) Shelly Edens.

The conversation is indiscernible for the most part, but (she) tells Larry Edens she is not happy with Shelly Edens thinking she was a liar about the issue. Larry Edens does not appear to refute what (she) is talking about, but near the end of the conversation, apologizes for bineg a "butt wipe" and additionally, appeara to state the devil uses him.

Incorporation documents on file with the Missouri Secretary of State's office show Edens is a member of the Oil of Joy Ministry's Board of Directors.

I heard this guy asked the judge for his bond to be reduced and was granted. He is now currently free and will be back to work where he and his wife mentioned in this article work as managers of mentioned mobile home community. It is horrific that he can do this and she stands with him. What does the owners think of this and their property becoming a pedophile park? How many times has this place been on the news this past year? You would think someone would clean house. These people who live there need protection from these managers. I bet no molesters are allowed to live there but to work there is a different story?

There's been a lot of problems here since they showed up a few years ago. They harass and intimidate tenants. They're creeps obviously. The recordings mentioned in the story were recorded on weekdays, when they are here. He was rollin around our neighborhood in his truck being a sick bastard and we had no idea.

God has big plans for them & bc of this the dirty ole devil raised its ugly head & is trying to put a stop to the managers blessing. Wow, I live in that park and there's a lot of horrible things being said about the managers, I personally haven't had a lot of contact with them, but I do from time to time talk with their property crew when their working close to my home. Personally I try to refrain from forming an opinion about anything unless I have seen it with my own eyes, I find it's a good way to avoid being a hypocrite, if any of this is true, it's unlikely the park owner is aware of it because he lives in Colorado if they are innocent, what's being said about them is terrible, if they are guilty, karma will get them if some one doesn't get them first.

They have Managed to have every family member working here and making sure they get money from the owner, Tenants are not allowed in the community room, and if you complain or voice your opinion or if your seen talking to another tenant you will be evicted. ON the comment of “Judge not lest you be judged.”

Did Jesus really intend for His disciples to see only goodness in everyone else? If the disciples were to hear someone curse, were they to maintain some sort of a blank slate in their mind about whether that cursing was sin or not? Were they to think cursing a good thing? Were they to think it an indifferent thing? Were they under obligation to remain silent about it? No, on all counts! Yet this seems to be the very application many today make concerning “Judge not lest you be judged.”


Paul passes judgment on mankind for being unrighteous, for suppressing the truth, for choosing idols instead of God, for not giving God honor, for not giving thanks, for professing to be wise, and for exchanging the natural sexual function for degrading passions like homosexuality. What shall we say to Paul? “Judge not, lest you be judged.” Was Paul violating his own principle of not judging others in the very next chapter, Romans 2? I don’t think so. Was Paul judging people who practice those sins? Yes, he was. Was he guilty of the kind of judging Jesus prohibited? No, he wasn’t. He wasn’t being hypocritical. Paul was not practicing those sins. Paul was not saying that he was innocent of all sin. Paul was also not meddling with specks in the eyes of others while he had a log in his own eye.

And yet today, many people accuse Christians and others of “judging” when they speak against certain sins. Does speaking against a sin make one guilty of judging? Of course not. Where then did such people get this idea? The idea came from the pit of hell. It is propagated by false prophets and false Christians, and then some true Christians who don’t study their Bibles enough become influenced by this outrageous way of interpreting Jesus’ words. What about the apostle Peter? Did he understand Jesus to prohibit all kinds of judging? No, he did not.

It's coming to a head finally. What all the people have been going through since they came. I saw the owners name on signs in office maybe we all should bombard him with what's really been going on and how they do what they want, never really here to earn paychecks,change contracts with no notice, allow weed dealers to live here and sell it, how their family members who live here are allowed to break every rule and get away with it, how the office opens and closes when they feel, closes office for family member meetings there at office and it happens alot, how they lie, how the place looks, how they rip off owner and brag about it, how disgusting Larry and Shelly treats people, the video camera where Larry can watch the women from the pool on his phone anywhere he is at. Guarantee if the state, city, county opened an investigation of all complaints since they took over,heads will roll.

Country acres mobile home park is like a prison and the people's homes are there cells cause no one feels safe enough to come outside... they all set up in office and chat.. when you go up to pay rent you never know who your paying it too... you try to tell management about an issue and they either tell you they will get back to you or give me time or just dont answer phone for you... management & family really like the money... when the daughter that lives in park was working up there I seen her put money in her bra several times.. I guess that's why its money order or checks now.. and if your out there and reading this better make sure you keep your receipts cause they don't keep them.. which they are supposed too... the swimming pool looks so nasty year around.. they get money to have holiday parties for the park and they blow it on themselves.. they want to charge people that live in park 50 dollars to use community building and then a 50 dollar deposit on top of it.. when it's supposed to be open to the ones that live in park.. they hand out flyers to people who they think they can get easy money from... they like to pick and chose who they want to pick on.. for instances certain people can have big dogs and certain people cant and then they will get on to one for there dogs being outside not on a leash or just out on the porch with porch gate closed and give a fine for it evengive a fine for it even tho we had been doing it for at least 2 months and nothing was ever said until they keep shutting water off and when they post on fb 2 hours later after water has been off and someone says something back to it they get all butt hurt... well you know people wouldnt be so angry or upset if we could use our water whenever we needed. Water was off at least once a week... and then the camera for swimming pool being attached to only larrys phone... if owner would just hear these people out that have lived there or live there now he would see what kinda people he has been trusting.. they may say they are godly but last time I knew godly people didnt have to be so sneaky and they didnt have to try to screw people everytime they turned around.. and all the illegals they bring in late at night that larry gets kick back on..

441.1078. Meetings by tenants relating to mobile home living shall not be subject to prohibition by the park owner if such meetings are held at reasonable hours and when facilities are available and not otherwise in use

STATUTORY GROUNDS FOR EVICTION - Under the act, a park owner may only evict a tenant for:

1. Non-payment of rent;

2. Failure to comply with park rules; or

3. Failure to comply with local ordinances or other state laws regulating mobile homes.

IMPROPER GROUNDS FOR EVICTION - A tenant shall not be evicted for:

1. Exercising his or her rights under the lease;

2. Complaining to any governmental authority regarding the park owner’s alleged violations of any health or safety law, regulation, code or ordinance; or

3. Being a member of a home owners association.

TENANT MEETINGS - Under this act, tenants may hold tenant meetings at reasonable hours and when facilities are available and shall not be subject to prohibition by the park owner. Tenants may ask for assistance from non-profit organizations in organizing a tenants’ organization.

Code §798.50 MISSOURI LEGISLATIVE INTENT It is the intent of the Missouri Legislature in enacting this article to ensure that homeowners and residents of mobile home parks have the right to peacefully assemble and freely communicate with one another and with others with respect to mobile home living or for social or educational purposes. Civ. Code §798.51 RIGHT TO ASSEMBLE, MEET, CANVASS, PETITION & INVITE SPEAKERS(a) No provision contained in any mobile home park rental agreement, rule, or regulation shall deny or prohibit the right of any homeowner or resident in the park to do any of the following

:(1) Peacefully assemble or meet in the park, at reasonable hours and in a reasonable manner, for any lawful purpose. Meetings may be held in the park community or recreation hall or club house when the facility is not otherwise in use, and, with the consent of the homeowner, in any mobile home within the park.

(2) Invite public officials, candidates for public office, or representatives of mobile home owner organizations to meet with homeowners and residents and speak upon matters of public interest, in accordance with Section 798.50

.(3) Canvass and petition homeowners and residents for noncommercial purposes relating to mobile home living, election to public office, or the initiative, referendum, or recall processes, at reasonable hours and in a reasonable manner, including the distribution or circulation of information

.(b) A homeowner or resident may not be charged a cleaning deposit in order to use the park recreation hall or clubhouse for meetings of resident tenants organizations for any of the purposes stated in Section798.50 and this section, whether or not guests or visitors from outside the park are invited to attend the meeting, if a homeowner or resident of the park is hosting the meeting and all home owners or residents of the park are allowed to attend

.(c) A homeowner or resident may not be required to obtain liability insurance in order to use common area facilities for the purposes specified in this section and Section 798.50.

MO Civ. Code §798.52 IN JUNCTIVE ACTION TO ENFORCE RIGHTS

Any homeowner or resident who is prevented by management from exercising the rights provided for in Section 798.51 may bring an action in a court of law to enjoin enforcement of any rule,regulation, or other policy which unreasonably deprives a homeowner or resident of those rights. 8:36, I knows what yous saying. Hell me and my live in went to to tell em about wanting to have her babies birthday party at the community building and then the daughter tolds us it was 50 dollars plus sum kinda deposit for safe keepings. We paid it and then the day of the party Larry showed up at our private party for the little girl and was helping himself to our beers and hot dogs. He was going round showing us all pictures of the damn swimming pool on his phone which was stupid because we could all see the swimming pool from were we were. But he kept showing off the video and drinking beer. And that day I told Stan I told him this damn place is like when we did time over at Potosi. They shake us down like the guards done only they want money instead of sex usually. We can't go outside some times cause they always hanging around harassing my girlfriend about her clothes and tattoos. Shelly wants you belief that she ain't bad but I think she is the one who is the brains. Because that sure isnt Larry or the daughter. Yes it is like prison only we fan use the swimming pool if you can put it out of your head that Larry may be watching on his phone and doing God only knows while he is watching. Thank God my womans little girl dont swim.

A few years ago before they become managers this Mobile Home Park a nice community to live in, the place was clean, tenants were out visiting other tenants everyone was treated with respect and the management cared for the park and tenants. The owner even talked to tenants. ALL OF THAT IS CHANGING NOW with larry and shelly edens managing the park.

They will not give the owners phone number or address to tenants,they don't want the owner to know what kind of changes they are doing to his park, they don't want tenants talking to the owner telling him about any truth about the managers, how evil and non caring for the tenants and the park they really are, how their family members who have live there and family members who live there now have always been allowed to lived there rent free and are allowed to break every park rule and get away with it because their family, how the office opens and closes when they feel, how they use the community room for family meetings when tenants cant use it without paying them $50, how they lie about everything, how bad and trashy the park now looks, how they rip off owner and brag about it, how the office is always full of family members and tenants are not allowed, how when tenants go to the office to pay rent it's always some different family member collecting it and how they will evict any tenant who questions what they do or who ask to talk to the owner.

I love my home there and have put my life into it. I have lived there for nearly 20 years and it makes me sad to know that this is what my community has become. I watch drug deals happen in the open, there is at least one known prostitute and no neighborly love like it used to have. It isn't some place that I am proud to live like I used to. I am not sure if it is Larry and Shelly's fault or the owner. I just wish I had my perfect home back.

Nothing will ever be done to change anything back to the way it was with tenants having that attitude. Everything will remain the same only it will get worse. It's both the owner and Larry and Shelly's fault, AND it's the tenants fault for letting it happen and continue to let it happen, ether way it will take the tenants standing together as one to get anything done and put this park back the way it was or make it a better place to live.

Tenants can do that Or they can just shut up stay in your home and do not say a word for the rest of your life

Its no secret about the illegals, drug deals and dealers,the kickbacks from all his buddies who work for park from tree service to plumbing to ac guy, the community room, its trashy out here, videoing taping everywhere to get to Larry's phone, the things he buys for trailors and sells them, Larry brags how he rips the owner off and Shelly fanagles what she wants out of owner she brags about it to. They have been liars in manys eyes since they came. Many of us have witnessed first hand them lying in front of us to others. Many act like they are there friend so they are left alone. Its no secret to some tenants and family members who know about larry and what Larry has told them how he brags about how he rips the owner off. One way he is said to have bragged about how he rips the owner off is by hiding the fact he put's some mobile homes in his name as owner then selling them to people cheap and Shelly fanagles the books for him to get what she wants out of out of the deal, and she brags about it to.

They have fired secretary's who have worked there before because they would not lie for them and fix the books the way they wanted. They were replaced with family members, who will do what they are told to do. They even fired larrys brother when they hired him secretary because he questioned what shelly and larry were doing.

After that he told people what was really going on.

They lie to the owner by telling him everything is great in the park, they tell him how all tenants are happy with them as managers and they tell him how the tenants want to thank him for caring for them by sending money at holidays and at Christmas to purchase things for them so they can always stay active and have something to do in the community room. That's what the owner is told.

Tenants have been trying for at least a year now or longer to get things back to good around that park.. and the owner will never do anything to help the tenants out.. Larry and shelly have him wrapped around their little finger and ain't letting go... it's kinda hard to do anything as a tenant when you ain't got nobody to turn to... so yes the tenants are trying but dont have no one to back them up... and normally living in trailer park people arent the wealthiest so to hire an attorney would be hard... maybe not for all but for some!!

They take the money when the owner sends it to do things for the tenants and spend it on themselves , nothing is ever done for the tenants except a threat of being evicted if they question anything about what larry and shelly are doing to the park.

It is a known fact some family members have a key to the office and petty cash is used for gas money. All fine money is also used for their personal stuff.

The reason no one is allowed in the community room except family is because they are afraid someone will notice what their hiding and doing and report it to the owner they don't want anyone to know that's why they have family there lying and making excuses for them. that's why no one else is allowed in the community room or anywhere around the office.

It's hard to keep quiet and to say nothing when you know the truth about what's going on around here when you go to pay your rent and having to act like you don't know anything.

Some of the family members and other people they have used and abused and took advantage of have told the truth about larry and shelly and about their relationship how they fight and argue all the time how larry has no say so about anything, shelly tells him what he can do and what he can not do, he does what shelly tells him to do, but he wants you to think he runs the show.

They are beginning to find out they can not just evict a tenant whenever they want to and for any reason they decide to use. One tenant said they tried to evict them for some made up excuse but they found out they could not evict the tenant using the excuse they were using for the eviction.. Instead of them telling the tenant the truth that they could not evict them, they lied and told the tenant that they decided to let the tenant remain in the park, but they had better be careful and do what they say or next time they wont be so nice.

For a while that tenant went around saying how nice larry and shelly were for letting them stay in the park, until they found out the truth that larry and shelly had lied to them about what really happened and why they didn't get evicted and were allowed to remain in the park. It made them sick.

Since some have stated that the park owner has been made aware of some of the things that are going on in his mobile home park and nothing has been done to address these issues, it would appear that the owner doesn't care about anyone that lives here and is only concerned about getting the rent money, while taking away things that used to be included in the rental fee, like the dumpsters that used to be available for trash and now were forced to pay for water.
I an retired and can't work because of failing health and I only wish I could afford to move my home out of this park, but I'm stuck here on a small fixed income.
I have been her for quite awhile and can clearly remember when this park was the nicest upscale park in Joplin, since these managers have been here, the park is fast becoming just another trashy trailer park,SAD

Someone said at one time there was management here about like the ones here now that the tenants hated and wanted them gone.I don't know who it was but they say it was so bad that more than half of the tenants wanted the management out of here. It took Over half of the tenants here to signed a paper and give it to the owner telling the owner they wanted the management fired, and the owner fired the management.

To show the owner enough tenants are for real It's going to take at least half of the tenants signing a peace of paper requesting owner to fire management ,just a few tenants wanting them gone is not enough but if there are over half or all tenants requesting owner to fire management that will show the owner proof that all or at least half of the tenants want management gone and the owner will have to fire management. That's what did it before, that is what it's going to take again. At least half or more tenants signing a paper and giving it to the owner demanding he get the bad management out of here. With at least over half the tenants signature I do believe the owner will do it.

I am just worried there is no way we can get at least half of all tenants. But it is worth a shot. I haven't had any negative experience's with management myself, but I think that if there were enough people to sign a letter of complaint to the owner about the current management, the owner will have to take some action and the fact is, even if the names on the complaint are discovered by the current management if there are a lot of names, they damn sure can't try to evict everyone involved, but I also believe it will be a difficult task to get most of the tenants to sign a complaint because of all the people that are worried about harassment and possible eviction put upon them for complaining, a good many of the tenants here' including myself can not afford the cost of moving their home to another location and where would one move their home to?
The current management is fully aware of the fact that most tenants are stuck here and use that knowledge to get away with the things they do, if Mr Swanson comes to my door with a complaint with a good number of signatures on it, I also will sign it.
Only if there are enough tenants that will stick together as one will there be any changes forthcoming, THERE IS SAFETY IN NUMBERS IF ENOUGH TENTANTS STICK TOGETHER.

I will print up some papers and start the signature process. I have kids and worry about their safety. I have had experiences with several staff members being very unprofessional, including shoddy maintenance. I would like to see an entire re-staff just to rid the corruptive ways, but if everyone is on board with just management, that's a start, and I'm with ya. I think what your doing to help is commendable, but I doubt your going to get many people to go somewhere "outside the park to meet you", the best way for you to help, would be to get with Mr Swanson and the others and go door to door to secure signatures for a letter of complaint to send to the owner.
As to the "Park crew", their all family members and when the current management is gone, I think their being here will be short lived, they will either be fired, or leave on their own, that is of course if we get some decent management in here.

I will agree somewhat. I don't expect to have people meet outside the park, I just want them to have that option. I plan to make my way through the park in a manner that is not detected by staff, because I can't afford the consequences if the results come out negative, or backlash in the process of getting signatures.
I am not for meeting in groups in the park. I am also not for picketing. Sure we could get the media in that process, but Mr Lumsden is the only person who would care, and he is too far away for his reputation to be affected. The Edens reputation is already ruined. I would like to see the park get the reputation it had years ago, and picketing only degrades it (my opinion). Picketing just seems unproductive.

Better ask the ladys who went on TV about meters. Larry even admitted to us they got him good but was able to convince owner they were liars and that was last summer. THE OWNER INSTALLED WATER METERS BECAUSE THE PARKS WATER BILL WAS IN THE THOUSANDS OF DOLLARS

Does anyone know what caused the parks water bill to be in the thousands of dollars when the park water bill had never been that high before? What really cause the high water bill?? Larry told the owner the high water bill was caused by tenants leaving their water drip in the winter to keep their water pipes from freezing that's what caused the parks water bill to be in the thousands of dollars. Larry lied to the owner and blamed the high water bill on the tenants which caused the owner to install water meters. Larry never told the owner the truth that it was caused by his neglect of not taking care of the leak in the pool.

THE HIGH WATER BILL WAS CAUSED BY THE NEGLECT OF THE MANAGER TO FIX, REPAIR THE WATER LEAK IN THE POOL. The swimming pool has a major water leak and still has a major water leak in it and half of the water leaks out every day and had to be filled back up every morning. For at least the last 3 years and more from May when the pool opens to Sept when the pool closes the pool had to be filled back up every morning with water. That's every morning from May to Sept 4 mounts of every morning turning on the water for 4 hours every morning to fill the swimming pool back up with water, because Larry never fixed the major water leak in the pool. AND he has not fixed it yet.

That's what caused the parks water bill to be in the thousands of dollars. It was not caused from tenants leaving their water drip in the winter to keep their water pips from freezing

Tenants gets the following rights:

Peace & Quiet: Including the freedom from unreasonable and recurring disturbances from the landlord and/or other neighbors;
Right of Use: Exclusive right of use, except for landlord’s reasonable right of access;
Safety & Security: A premise & dwelling that provide adequate security and are free of bodily hazards;
Basic Utilities: Access to basic services such as electricity, heat and hot water, which are also part of the implied warranty of habitability

There is no approachability to the managers from the tenants. Tenants are not allowed to reach out to Larry and Shelly with concerns. The managers Larry and Shelly need to have a degree of approachability among the tenants so that they don’t hesitate to reach out to you when they have concerns. Their concerns would help you improve the park in some way or stop further damage and chaos. It also means that many problems can be resolved amicably and efficiently.

Just because you are the manager doesn’t mean the tenants don’t have a say. There should be regular meetings where tenants are allowed to voice their concerns.

I spelled wrong on purpose. It's alright if you don't believe me, but I am neither of the Edens. I'm not Mr Swanson. I could could have Google addresses in the park, and used one of those names. I too (same as you all) just tried to stay inconspicuous, for the fear of being evicted.
I was going to start a petition, but things may be working themselves out. Larry is supposed to be staying away from here, but I have seen him in the park a couple times. If he is charged and becomes labeled a 'child sex offender', he won't be allowed in here, no matter what Lumsden says. Sadly (according to Case Net, his trial doesn't start until April 17. I have also heard that Shelly had a stroke, and can not make it in to the park. But that could also mean their Minions would be running the place. So really, as long as an employee falls into management, it could be the same corruptive crap.
Mr Swanson was kinda wish washy, saying he had a meeting, naming first names like Carol, Stan, Bennett, Marrissa, sounded like names from the Golden Girls.

I don't know who 11:35 Anonymous is. There is no Swanson signature, but now that you mention it, I did notice that Stan name a second time.
All of my comments have had that orange logo to the left side. I think there are 1 or 2 others with that logo too. I believe it uses that logo when you create a blog profile or use a Google account.

5:02, the thing is there are some different living arrangements here in the park. Property may be under one person's name but they have a friend living with them. I know two instances where there are three adults living in one home. And what if a home is only under the husband's or wife's name? So any of those names could be here.

Also there are people living here that are not tenants. Some tenants have moved some people in their homes and have not put them on the lease. We have been going after the wrong people here, it is Craig Lumsden that is responsible for HIS business. And for those of you that said he did not know til it was posted here? NOT TRUE!! He read the petitions and HE is the one that ordered the water meters! I was under the impression this man was a great Christian man and this park was his ministry helping people out! After seeing and reading his FB posts I have come to another conclusion. He is an OLD man trying to hang on to his youth with a wife half his age and parting all the time! He even posted a pic of the Post of The Pope that says" I can see you masturbating " This park is nothing but a tax write off for his partying lifestyle. I can tell you this Mr. Lumsden The Bible says it is easier for a Camel to go through the eye of a needle than rich man to get into Heaven. I feel duped! Wake up people, he is NOT gonna help! You see a kid at town throwing a hissy fit and acting up and the parent does nothing but rewards little Billy and Suzy for their behavior, do you think it is the parent's fault? I do! This is Craig Lumsden's business, HE ALONE has allowed this to happen. You need to go after him... I took a look at his FB page before Fb went down and he seems like a loose cannon and only trying to relive his youth, he is SUPPOSED to be a Christian man and The Community was SUPPOSED to be his Ministry! Who knows how the rumor got started about the stroke, but if you would like to go to Potosi, MO, Friday and Saturday you will find Larry and Shelly hanging out with Craig at his Rally car race. I agree that it is Craig's job to remove them from their positions. I'm not sure how anyone could justify maintaining employment or friendship with a child predator and his wife that supported him through it all. Looks like he took everything out on Brian, because from what I hear he is the only one that lost his job. I can only assume that all of the stealing and selling of items that belonged at the park were blamed on him. We all know that anyone with a brain couldn't actually be convinced that Brian is the mastermind of anything. Larry and Shelly aren't much smarter but apparently just smart enough to find someone to lay the blame on, even if it does happen to be Larry's brother. They are both self-serving individuals, they will step on anyone that gets in the way of their flow of money. If Craig is too stupid to figure out that every cash payment is going in their pockets, and that they are selling appliances and taking the money, taking cash on the side to hide illegals, and letting their son-in-law sell drugs on the premises then I guess he gets what he deserves. They say a fool and his money soon part. There are a lot of fools in this scenario, I guess it will all boil down to who plays the game the best. Speaking of games, would anyone care to place a bet on who fronted the money for Larry's bond?? They don't have a pot to piss in or a window to throw it out, so I think that's pretty obvious.

It's obvious Craig Lumsden does not care about the tenants here, no concern whatsoever that his managers don't care how trashy the park is becoming or anything about the park but themselves and what they can take from the owner and lie to the owner to make themselves look good. AND THE OWNER IS TO BLIND AND STUPID ENOUGH TO BELIEVE THEM. Tenants have to live here knowing the truth about what the managers do how non caring selfish and dishonest they are, and along with that knowing the owner don't care how hurt and sad the tenants feel inside that what ever bad happens there is no one to turn to, no managers no owner no one to turn to who cares and knowing that nothing will get better in the park as long as Larry and Shelly and family are managers of the park, and knowing they will have to live with it because they can not afford to move. It is a crying shame they have to suffer and live in that constant fear because the owner and managers and their family members don't care about anyone but themselves.

I agree this is on Craig Lumsden. He races contact his sponsors, race organizers and race officials. I found he has investors, Verde is special when researching. If people dig alittle dipper he has many other parks. In Nixa, MO. is a park called English Village on case net. Theres one in Bloomimgton, IN. called Hearherwood mobile home community. Heres more research Craig didn't earned his money, he inherited it from his father Richard Lumsden. Look in Las Cruces, NM. If you want more to research look up Familia Limited Partnership, LLC. You'll be amazed. Some states will show Craig as owner and some states allow to file fictitious names on properties but keep digging his name will appear on the fictitious requests. Read the reviews for those sites and you'll find it's exactly the same complaints you are making here. When an owner chooses an accused molester and a wife who is accused of allowing the act over the people in his community, he is just as much a snake as the managers. Your managers are not managing the other parks owned by Craig Lumsden, the reviews sound almost exactly the same stories as on here. Who is the common denominator?

It would appear for those of us, that cant afford to move our homes out of here that we are just stuck with the situation as it is.
Doesn't look like this Craig Lumsden is going to do anything to fix the problem with management is his park and it would appear that he has so much money he is not concerned about management taking advantage of him.
At this point looks like we just have to try and keep a low profile and don't do anything to disagree with the managers, or face eviction.
I wish I had leased or rented a mobile in this park instead of buying one that I cant afford to have moved.

Water and sewer:
Q. Can a tenant be required to pay water and sewer in addition to rent?:

Tenants must be given six months notice before a landlord can convert to a sub-metering system. The current management makes up whatever rules they want, with no advance notice.
When the current management took over, there was no advance notice.

A park owner of any park regularly containing twenty-five or more mobile homes shall pay interest to the tenant, on any deposit held by the park owner, computed from the date of the deposit at a rate equal to the interest paid by the largest commercial bank, as measured by total assets, having its main banking premises in this state on minimum deposit passbook savings accounts as of December 31 of the preceding year on any such deposit held by the park owner for more than six months.

However, in the event that any portion of the amount deposited is utilized during the period for which it is deposited in order to compensate the owner for non-payment of rent or to make a good faith reimbursement to the owner for damage caused by the tenant, the principal on which the interest accrues may be recomputed to reflect the reduction for the period commencing on the first day of the calendar month following the reduction.

The park owner shall, within thirty days after the end of each twelve-month period, pay to the tenant any interest owed under this section in cash; provided, however, that the amount owed may be applied to rent due if the owner and tenant agree thereto.

A park owner who willfully fails or refuses to pay the interest required by sections 441.1000 to 441.1078 shall, upon a finding by a circuit court that he willfully failed or refused to pay, be liable for an amount equal to the amount of the security deposit, together with court costs and a reasonable attorney's fee.

Limit's occupancy in a mobile home to two persons per bedroom except for children born during the lease period

Shelly and Larry have 4 or 5 families of Mexicans living together in a 2 bedroom Mobile Home. About 4 or 5 persons in each bedroom. There are about 8 or 9 maybe more Mobile Homes in the park with Mexicans living in them and each Mobile Home there are at least 4 or 5 if not more different families living in them. AND some of them are here illegal. There have been a few who live here deported. One person buys a home and in a few days 4 or 5 families will move in, never checking in at the office. One 3 bedroom Mobile home had 25 Mexicans living in it.

At one time it wasn't that way in the park, the manager cared about the park and the tenants and how the park was ran. That was the manager that Larry set up and got him fired, then Larry and Shelly took over, it's been going down hill and getting worse ever sense.

It's pretty clear at this point, the park "owner" doesn't care about the tenants, as long as the rent money keeps coming, the "owner" couldn't care less how the tenants are treated by the management.
Best keep your children on a short leash and under a watchful eye, or our pedophile manager might get ahold of them.
Most tenants believe, he is still in the park, instead of in jail, where he belongs, there are plenty of guns in this park and a lot of them are in the hands of parents, this child molester would be wise to stay out of site, before some "hot head parent" puts him in the ground.

Everyone that lives in the park is going to have to accept what has been and move forward from here. Craig is still the owner and even though he didn't move as quickly as everyone would have liked, it has been taken care of now. Be thankful that the kids in the park are safe now, and the lies and deceit have stopped. The fact is that even if Larry and Shelly hadn't chose to lie and steal, the park would still have been doomed under their management. They never had the intelligence or the ability to run a business. They were just along for the ride until it all blew up in their face. I have seen bills from the park that had been marked through and hand written and appeared to have been created by a kindergartner. I would venture a guess that most big decisions for the park were documented in a Big Chief notebook with a fat pencil. The current manager that has replaced them is genuinely a good person, and if you just give her a chance I know that she can help you. Just try to remain positive and look forward to brighter days.

They did hire her as the assistant and in the beginning she did not know what kind of people they really were. New management has not done anything to clean up the park, she knows nothing about managing a mobile home park has no experience there are still expired tags on cars out of state tags on cars no tags on cars, people living here no on lease, homes and yards are looking bad junk all around. ALL tenants living here their autos must be registered with management and BY LAW registered in mo and have current Mo tags, and you must be on the lease if you live here. Manager is not enforcing rules and regulations, ans some tenants wont do anything unless they are told or made to do it. They know the rules and regulations of the park, they know they are supposed to have their autos registered and have Mo tags BUT they wont do it unless they are forced with a fine or eviction then they will get it done. We need a manager who cares and will take action to get things done. We tenants do not see any of that in this new person who calls herself a manager.

You are right about the vehicles and some tenants yards look like a trash dump, some tenants that have kept their yard up have a mountain of limbs and bags of leaves piled up in front of their home yet to be picked up for weeks and we are not allowed to transport our yard cleanup to the dumpster ourselves, the so called "park crew" is really on the ball.
When I moved into this park, it was, by far the best mobile park around and it has gone down hill to the point, it's now one of the trashiest parks around,
Punks speeding around in the park in cars with no mufflers, drug dealers, the list goes on and on.
I now know what the term means when some home owners refer to those that live in a mobile home park as TRAILER PARK TRASH and I am ashamed to live in this park, but like many here can't afford to have my home moved elsewhere.

It would appear you know the new manager personally, or how would you know she has no management experience.
If you are a tenant in the park (which is doubtful) and your so sure about the rights of the tenants in the park, then why don't YOU organize all the tenants to come together as one so we can force the owner to hire an experienced "mobile home park manager".
Since it would seem you think, the tenants know more about running the park than the current manager, maybe you should suggest to the owner, that he should just let the tenants run the park the way they want to, then we don't have to worry about poor management, LMAO.

Bad things going down at the park, related to the area set aside for the storage of trailers, campers and boats, word has it that the owner has had everything towed out of that parking area because the management failed to have a list of who owned what.
The towing company is charging $75.00 to get you property back for each unit they towed off.
I talked to one guy, that had 4 work trailers there, including 1 that had all his job tools in a box on one of his trailers, there are still a lot of people that don't even know their property has been taken. You can bet, there's going to be a lot of people taking the park management to small claims court to get their money back.
This was nothing short of theft of property, I have been here for 17 years and the management has always told tenants they had to park their units in that area or face a fine.
I talked to a couple of tenants that called the office to get information and the office won't even answer the phone, there is going to be BIG trouble for this park.
Real bad business to say the least.

Update on towed trailers, one of my friends called the police and reported his camper stolen and the police said they had already received 3 calls about trailers and boats stolen from the park, someone found out that they were towed, the police called the towing company and turns out, their towing peoples property was not legal, so they have to release everyone property free of charge, if your missing something that was in that parking area, your property is in the yard at Metro towing on E 7th street, you can go get it back at no cost.

Now they are not printing our water bill for this month, due to some technical issues. They expect everyone that lives in the park to call the office to get a number over the phone to pay for their bill. They want to email or text everyone their bill. Very unproffessional.

Those tenants who had trailers parked there were told to park the trailers there and put their address lot numbers on their trailers so management would know who owns the trailer. They were parked there legal and had their lot numbers on their trailers when towed by management.

Per rules and regulations of the park Tenants are told No autos are allowed to be kept in the park without Mo tags, yet there are tenants with autos in the park with out of state tags, expired tags, or no tags that should be towed out of the park but are allowed to stay by management.

They are by law required to follow the STATE OF MISSOURI MOBILE HOME PARK STATUES RULES AND REGULATIONS set forth by the state of Missouri or be in Violation. AND required to follow Webb City Mobile Home Park Code's. I can't speak for anyone else, but if I don't get a written water bill, I am not going to pay for water, plain and simple.
I spoke with one resident and he showed me his receipt he gets paying his rent in person and as the law requires his water bill and sewer bill, are deducted, his water bill is backed out of the rent, but then the sewer bill is added to the lower figure so his total is still the $190.00 rent fee, water and sewer included.
I always make a copy of my water bill and write two checks, one for the $190.00 rent and another for my water bill, put them in the rent drop box, so it would appear, I have been getting screwed on my cost from the start.

Well just yesterday I found out, in this park, the only way, you get the water and sewer deducted from the rent is if you go to the office in person and demand a separate receipt for rent and water, looks like I will be going to the office on Monday and demanding I get my money back for 2 months water bill.

It's not that I'm not happy, "Troll" I just don't allow anyone to screw me, I get even, one way or another, I GET EVEN, I don't believe this "new manager" really knows what she is doing, no water bill due to "technical issues" what a joke, the meters were read, the "new manager" just can't figure out how to translate the readings into a properly prepared water bill, you can pay all the "texts, or Emailed" water bills you want, but for me, no written water bill, no pay.

Edens got her the job of manager. She has about as much knowledge of managing a mobile home park as the Eden girl had that worked as secretary for her mommy, NONE.

You say "shes only been manager 2 weeks give her a chance", but do you realize all the crap that's happened in the last 2 weeks? She illegally had peoples trailers and boats towed off with no warning, and when the sheriff's office found out they made the towing company give everyone their stuff back. She can't figure out the water bills. She has given people someone else's bill, printed them wrong and had to print them again. She has no absolute clue what she is doing!

At this point, I don't see the new manager starting any "crap"
When I went to the office to get my water bill amount, I was totally expecting her to try and screw me on my water bill.
I know exactly what my past two water bills were and this water bill was totally in line with what it should be.
When I questioned her about all the trailers and stuff being towed out of the storage area, she told me, it was park policy that anything parked in that area had to have the owners address on it so management knew what belonged to who and if required by law must have current tags on it.
The park "security guard" was sent over there to get a list of units there that had no address on them and those would get towed.
There was one trailer there that had the owners address on it and it didn't get towed.
Since the address requirement was not given to tenants by the Edens, the manager stated, that anyone that had to pay a fee to get their unit back from Metro Towing, can bring a receipt showing that fee and the title of the towed unit to the office and that fee will be given back to them in the form of a rent reduction.
At least at this point, the new manager appears to be trying to do the right thing, so I am going to give her the benefit of the doubt, and keep an optimistic out look and see what happens

speaking of address requirement's.I remember when the Edens told tenants with trailers up on the hill at the end of East street to put their lot number on their trailer or it will be towed. That place where the trailers were parked has been used for tenants to park their trailers there for at least 15 years, it's even in the lease.

I'll tell you why she had them towed, The manager is fixing to move in that double wide at the end of East street, right there where the trailers were, and she does not want any trailers around there. she is having maintenance guys clean up that area cause she is moving in the double wide. That'a why the trailers were towed. SO do you think she would tell you the truth, NOT. Anyone who believes all that #$%@^ stupid lame excuses she is dishing out I frrl sorry for you.

I personally heard her tell two people that had their units towed, that they could put them back there as long as they had an address on them, unlikely she would say that in front three people and then not follow through, nobody is that stupid, she would be liable for all recovery costs if she had them towed again.

Don't believe the BS about not being able to park trailers in the parking area, they are cleaning the area up, but all that is needed, is your address on the unit, then go to the office and give the manager your name, address and a description of your trailer and if it requires tags, your current tag number.
If you have one of those little 4x8 trailers that is not tagged, what is required is address on it and give the manager your name, address and a description of your trailer and you can park it there.
Whoever is posting anything different, is just trying to stir up crap for the new manager.
Don't believe their BS.
